April showers bring May flowers…
I don’t know about the rest of my fellow real estate brokers in the industry, but the last 60 days has proven to increasingly deliver more and more new home buyers. April has been raining more qualified buyers ready and able to bloom as new homeowners this May.
The result has been tons of pending sales and a newfound lack of available homes for sale under the median sales price. Is this the bottom we have been looking for? Inventory has been dramatically decreasing since January and it is harder and harder to find homes that will qualify of FHA financing, which has been the most popular type of financing for first time home buyers. Short sales have been held up by lender’s doing new BPO’s that are coming back higher than the last which is causing the short sale’s approved price to be reassessed and raised. These signs seem to hint that things ARE changing.
If you are a buyer or have buyers still on the fence, this may be the time to do something now. In a couple of months summer will be upon us and everyone will be out rushing to find their new home before the new school year starts and trying to close before the $8,000 tax credit expires. As proven already this month in a few areas… bidding wars will be upon us if inventory does not increase along with the splurge of buyers arising in this historical market. What are you waiting for?
