  1. Roof - Check roof condition for defects, inspect skylights - flashing - gutters - chimney shafts and hoods
  2. Attic - check underside of roof for water penetration - visible wiring hazards - ventilation - insulation - skylight chutes
  3. Plumbing - showers -bath tubs and sink drains -commodes and components -hot/cold water plumbing/shut-off valves/faucet operations
  4. A/C system - check all accessible central/wall units for function/wiring-check all supplies/returns/temperatures
  5. Electrical - check accessible receptacles in all rooms for proper grounding/make sure GFI's are in working condition
  6. Appliances - scrub & clean, place in operational condition, no missing parts, if not included or not warranted display this notation on the appliance
  7. Mechanical - check for operation of garage door openers - electric openers, pool pumps & motors, fireplace dampers, fans
  8. Structural - check for cracking, settling or defects in construction
  9. Heating Systems - check accessible central/window units for function and wiring supply/return/temperature

  17. First Impression - pressure clean drives and walks and roof to free of mold and mildew
  18. Painting - touch up or paint areas in need of freshening or repainting use neutral color
  19. Carpets/Floors - clear of clutter, clean all spots repair or replace torn or worn areas, cracked tiles, if replacing use an allowance or replace with neutral color
  20. Clear the clutter - from entry, garage, closets, storage area and tops of counters and mantels
